Student lease: term, furnished, guarantor and how it works

Renting to a student often means a furnished home, an annual turnover and a guarantor to secure. The student lease follows the rules of the furnished main-residence lease, with one feature that is useful to the landlord: the option of a 9-month non-renewable lease, aligned with the academic year. Properly framed, it avoids surprise notices and secures payment.

9 months non-renewable or 1 year

The furnished student lease can be concluded for 9 months: it ends automatically at its term, with no tacit renewal and no notice to give — ideal for re-letting at each new academic year. Otherwise, the standard one-year furnished lease applies, tacitly renewable, with the tenant’s notice period reduced to one month.

A furnished and decent home

The home must include the minimum furniture set by decree (bedding, hobs, refrigerator, table, storage, etc.) and meet the decency criteria, including the DPE (energy performance diagnosis). A furniture inventory attached to the lease secures the return of the security deposit at the end of the year.

Guarantor and VISALE

Students rarely have sufficient income: a guarantor (often the parents) or the VISALE (state rent guarantee), which is free and suited to those under 31, secures the payment of rent. VISALE replaces a physical guarantor and compensates the landlord in the event of unpaid rent, within the limits of the scheme.

Security deposit and rent

For a furnished rental, the security deposit can be up to two months’ rent excluding charges. Rent and charges remain due for the entire term of the lease. In tight housing zones, rent control and any rent supplement also apply to student rentals.
